  • Description of the environment

    Jeddah’s topography is flat, and its clime is coastal and tropical. High level of humidity and even higher temperatures make it an uncomfortable city to live in. Rainfall is minimal and soil is unsuitable for agriculture. (For more information about climate see web site of the Presidency of Meteorology of Environment of Saudi Arabia: www.pme.gov.sa)

    Landscaping the urban fabric and touring the desert into gardens has only been possible through the importation of soil, and by desalinating sea water from the Red Sea. Historically, the city’s importance was established by the Khaliph Othman who chose it as the port for Makkah in AD 646. It evolved into a cosmopolitan commercial center, catering to goods and pilgrims from all over the world. Its traditional architecture reflects the style of the Red Sea, with some overlying Egyptian and Ottoman influence. Intense building activity since 1960s has changed most of Jeddah’s old city center.

The proposed solution makes a link between district of Khuzam and the historical district of Belad with a cultural axis between two sites.




      Contents of Cultural paths:

  • Unification path (that tell the story of King Abdul Aziz unifying the Kingdom)
  • Muslim states path (that tells the Muslim states through out the ages till reaching the Saudi age)

The O.I.C. headquarters lot dimensions are as follows:
 

  • Southern edge 150, 89 meters,

    Total surface of the lot is 40,000 square meters.

CONDITIONS RELATED TO THE SHAPE AND SIZE OF THE BUILDING
Taking into consideration the condition that architecture of the building should achieved harmony of the tradition and contemporary development in Jeddah a full flexibility of changing of number of floors and surface area is allowed in the defined volume of the building.
ENVIRONMENTAL PROTECTION
Site and the buildings should be plan and design to provide maximum protection from air and noise pollution; protection of natural and urban environment, sanitation, energy savings and efficiency.
INFRASTRUCTURE

Site will be equipped with:
o high quality communications and transport infrastructure,
o water and water hydrant supplies and recycled water irrigation
o High quality sanitation,
o electricity distribution and street lighting
o Gas distribution
o High level telecommunications infrastructure

THE SUBSURFACE FORMATIONS are made of the following (According to the boring log and the laboratory tests conducted by “Soil and Foundation“ Co. Ltd., Jeddah):
1. Clayey sand with gravel, dense to very dense, brown, dry to wet, between 0.00 and minus 5.75 meters,
2. Clayey send with limestone fragments, dense to very dense to light brown wet, between minus 5.75 and 10.00 meters (max. investigated depth,
3. Groundwater table was encountered at a depth of minus 2.30 meters.
PRELIMINARY GEOTECHNICAL RECOMMENDATION:
1. Spread Footing and/or continuous footing type of foundation, placed at least 1.0 meter below the structure’s finished Grade level,
2. Allowable Bearing Capacity, nor exceed 2.0 kgf/cm2 this value is the net allowable pressure, which should be used in the design for total dead and live loads.
